Man made canals on the property were strategically built to divert water and provide power to several businesses in Unionville. A dam at south end of the lake, with its 12 foot drop, managed the flow of water providing for more controlled industrial use. The water wheel at the pump house, converted the energy of the flowing water into power. A system of canals brought water to the desired location such as a Hardware Factory located at Suburban Park and owned by Mr. David Keyes.
